Terms of Service

By creating an account at transactions.sbrealty.co (the “Portal”) or by accepting an invitation to a transaction file, you agree to these terms.

The Portal is operated by The Satish Brahmbhatt Real Estate Group (Prime Realty Services), a licensed Pennsylvania real estate brokerage. The Portal is provided as a working tool to coordinate your active transaction. It is not a marketing channel, a public listing service, or a general-purpose messaging platform.

Use of the Portal as a lender, title representative, or other invited partner does not create a fiduciary or agency relationship with the Group. You are coordinating with us on a single transaction at a single property and access is limited to that transaction.

• You are responsible for keeping your password secret.
• Don’t share your account. Each party to a transaction should have their own login.
• We may suspend access if we suspect abuse, impersonation, or a compliance violation.

You agree not to:

• Use the Portal to harass, threaten, or defame any party.
• Upload malware, illegal content, or content that infringes another’s rights.
• Attempt to access transactions you weren’t explicitly invited to.
• Scrape, reverse-engineer, or resell access to the Portal.

If you provide a mobile number and opt in, you consent to receive transactional text messages from us about your real estate transaction. Message frequency varies (typically 0–10 per week). Message and data rates may apply. Reply STOP to opt out, HELP for assistance. We do not sell or share mobile opt-in data or consent with third parties or affiliates for marketing purposes.

Documents uploaded to the Portal may be pushed to our broker-mandated compliance system (Total Brokerage) to satisfy Pennsylvania recordkeeping requirements. We retain transaction records for the minimum period required by law (currently three years from closing). Closed-deal records may persist in the archive view indefinitely as part of your business history with us.

Anything you see in the Portal — milestone names, due dates, notes from agents and coordinators — is operational coordination, not legal, tax, or financial advice. Consult a qualified professional for those.

The Portal is provided “as is.” We strive for uptime and accuracy but make no warranty that the service will be uninterrupted or error-free.

These terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to conflict-of-law principles. Any dispute will be resolved in the state or federal courts located in Cumberland County, Pennsylvania.

We may update these terms. Material changes will be announced to active users by email. Continued use after notice constitutes acceptance.
